What Is the Massachusetts Conforming Loan Limit and Where Does the Jumbo Start?

Single-family or condo = $832,750 (an increase from $806,500)

Duplex = $1,066,250 (an increase from $1,032,650)

Three family = $1,288,800 (an increase from $1,248,150)

Four family = $1,601,750 (an increase from $1,551,250)

A jumbo loan starts where your county’s conforming limit ends. The FHFA resets those limits every year, and in the Boston-area counties the high-balance limits run above the national baseline, so the jumbo line is higher than most people expect. For this year’s exact numbers by county, see the current 2026 conforming and jumbo limits for Massachusetts, NH, and Maine. The rest of this page explains what the line means and why it pays to stay under it.

What is a Conforming Loan?

A conforming loan is a mortgage that stays within the loan limits and guidelines supported by Fannie Mae and Freddie Mac.

What that means for you: if your loan amount stays conforming, you usually get more access to low down payment options, fixed-rate programs, and pricing that can be cheaper than jumbo when you’re close to the limit. If you’re buying a home and your loan amount is right near the limit for your town, getting bumped into a jumbo can mean a higher rate, a higher monthly payment, and in some cases pressure to use an adjustable-rate mortgage (ARM) instead of a true 30-year fixed.

What is a Jumbo Loan?

A jumbo loan is a mortgage that goes above the conforming limit for your area. Once you cross that line, the loan is priced and underwritten differently, and many banks default to steering borrowers into a jumbo ARM rather than offering a fixed-rate option.

The good news: these situations are often avoidable if you know how to structure the loan correctly, and that’s exactly what we do, based on 25+ years of experience helping buyers compare conforming vs high-balance vs jumbo and secure the best 30-year fixed-rate outcome available.

The conventional programs are all Fixed-rate mortgages. Additional benefits are low downpayment options. Fannie Mae and Freddie Mac encourage home ownership with substantial first-time home-buyer incentives. All programs are backed by the strength of Fannie Mae and Freddie Mac’s low interest rate pricing.

The 2026 Conforming and Jumbo Loan amounts have increased by a notable amount.

You can now borrow $26,250 more before you go into the next higher interest rate bracket.

Conforming mortgage application down payments for single-family homes start with as little as 1% down payment and are also eligible for Down Payment Assistance (DPA) programs .

Introduced just last year a home buyer can purchase with as little as a 5% downpayment for an owner occupied duplex, 3-family, or 4-family house. That was a game changing advantage over the prior 15 and 20 percent downpayment requirement on duplexes and 3 and 4 family homes.

If Private Mortgage Insurance (PMI) is needed to buy the home, both the Conforming and High Balance programs allow you this choice:

  • PMI paid monthly (for a set number of months which favorably compared to FHA’s “forever” MIP).
  • Or PMI paid upfront which has no monthly cost. The Upfront PMI can be paid for via a Sellers Concession towards the Buyer’s Closing Costs. Asking for a concession in a hot market will seem risky, but it’s worth the ask if the seller is motivated.
  • Concessions paid by the seller can also fund a Hybrid Mortgage Insurance program. Hybrid PMI combines a reduced Up-Front Premium with a smaller monthly payment. Hybrid PMI follows the same automatic cancellation laws in effect – no need to worry about applying for a future PMI cancellation.
The Conforming Loan Limit set by Fannie Mae also has a older sister.

The larger sibling program is: Agency High Balance or Super Conforming.

This robust loan amounts are derived Per County.

For 2026, the High Balance 1-unit limit is $962,550. Full per-county and multi-unit numbers are in the 2026 limits guide.

For instance, if you are buying a house in the counties described below, you will receive the benefit of a larger loan limit. The larger limit will help you steer clear of a potentially higher priced Jumbo Mortgage product.

Counties with a High Balance Limit:

Maine: No High Balance counties.

New Hampshire: Rockingham and Strafford Counties.

Massachusetts: Essex County, Middlesex County, Norfolk County, Plymouth County, Suffolk County. Dukes County and Nantucket County come in at their own stratospheric limit of $1,249,125 for a single-family, the highest conforming limit in the country (call us for 2,3,4 unit limits).

Why should you seek to avoid a Jumbo Mortgage?

The goal isn’t to avoid a Jumbo mortgage.

The concern is comparing the benefits between the High Balance and Jumbo for yourself. You can then select the option that is best for your circumstances whether it be Agency High Balance or a 30 year FIXED RATE (non-agency) jumbo mortgage.

The agency High Balance program provides borrowers with more access to the territory that perivously would have been a jumbo mortgage. When the two programs are put side-by-side the better program will thus shine brighter for you (not for the bank or Loan Officer drooling over your application signature).

FAQs

Have the jumbo loan limits changed in Massachusetts from 2025 to 2026?

Yes, the conforming (and in many cases the “jumbo starting point”) increased for 2026. See the updated numbers here: 2026 Conforming Loan Limits .

What’s the difference between conforming, high-balance, and jumbo?

Conforming loans stay within standard loan limits. High-balance (also called super conforming) applies in certain counties and allows larger loan amounts while still using agency-style pricing. Jumbo loans go above those limits and can price differently.

Do conforming loans allow low down payments?

Yes, conforming programs can allow very low down payments, and in many cases may also be eligible for Down Payment Assistance (DPA) programs .

What is PMI?

PMI (Private Mortgage Insurance) is typically required when you put less than 20% down on certain conventional loans. Here’s a plain-language definition: CFPB: What is PMI?

If I’m close to the loan limit, how do I avoid getting pushed into a worse program?

This is exactly where an expert comparison helps, conforming vs high-balance vs jumbo can look similar on paper, but the monthly payment and rate structure can be very different. We’ll help you evaluate the options and structure the loan for the best 30-year fixed-rate outcome available.

Do I have to take a jumbo ARM?

Not necessarily. Some banks steer borrowers into ARMs by default, but fixed-rate jumbo options can be available, especially with the right lender strategy.
