How much are closing costs in Maine?

For most Maine buyers, closing costs run about 2 to 4 percent of the sale price. On a $400,000 purchase that is roughly $11,000 to $12,000, with title insurance, lender fees, escrow prepaids, and the buyer’s half of the Maine Transfer Tax as the biggest lines. Sellers usually pay around 1 percent, dominated by their own half of the transfer tax plus the closing agent.

How the Maine Transfer Tax works

Maine charges a Real Estate Transfer Tax of $2.20 per $500 of value or fraction of $500, split evenly: $1.10 per $500 from the buyer and $1.10 per $500 from the seller. That is $4.40 per $1,000 combined, close to the Massachusetts rate but shared between the parties instead of falling on the seller alone.

The new tax on sales over $1 million

For transfers on or after November 1, 2025, Maine added a second tier: an additional $3.80 per $500 on the portion of the price above $1,000,000, also split between buyer and seller (36 M.R.S. Section 4641-A). On a $1.5 million sale that adds $3,800 total, $1,900 per side, on top of the base transfer tax. The calculator above applies the tier automatically when your price crosses the million mark.
