Mortgage Broker in Brookline, MA

Serving Brookline, Massachusetts, and based in Beverly, Massachusetts, GoldCoast Mortgage is a local, independent mortgage broker. We help buyers and homeowners across Brookline and the Boston area finance and refinance their homes, most of them financing at jumbo size. A bank can only offer its own jumbo product at its own rate. As a broker, we put jumbo lenders in competition for your file, which on loans this size is where the real savings show up.

Brookline is wrapped on three sides by Boston, and it has always done things its own way. The town famously voted to stay a town rather than be annexed by the city in 1873, and it still runs on Town Meeting. It’s dense, walkable, and expensive, with grand Victorians and brick rowhouses alongside a deep stock of condos in Coolidge Corner, Washington Square, and Brookline Village. The single-family estates of South Brookline and Chestnut Hill sit at the top of the market. At these prices, the financing is the deal, and that’s where we come in.

Here, Jumbo Is the Default

A jumbo loan is a mortgage too big for the usual government-backed size limits. In Norfolk County that line is $962,550 for a single-family home in 2026, and Brookline sits well above it. With a single-family median around $2.37 million, nearly every house in town needs a jumbo, and plenty of condos cross the line too. Jumbos run on their own rules: larger down payments, months of cash reserves held after closing, and full documentation. The terms vary a lot from one jumbo lender to the next, which is exactly why shopping them matters here. We’ll tell you what reserves you need to show and bring you competing offers.

Financing a Brookline Condo

Brookline is a condo town as much as a house town, and a condo loan has moving parts a single-family loan doesn’t. On top of your own qualifying, the lender reviews the building: whether the project is warrantable, what share of units are owner-occupied, and whether the association’s budget, reserves, and any litigation pass muster. A great buyer can still hit a snag on a building that doesn’t qualify the way a lender wants. We know which lenders are comfortable with which kinds of Brookline buildings, and we line that up early so a condo deal doesn’t fall apart late.

A Low Rate, a Big Bill, and the Residential Exemption

Brookline’s tax rate is low, around a single point of value, but the bills are large because the homes are worth so much. There’s an important offset for owner-occupants: the town’s residential exemption knocks more than three hundred fifty thousand dollars off your assessed value before the tax is figured, as long as the home is your primary residence. That can take a real bite out of the annual bill. We build the full payment, taxes and the exemption included, into your budget so the monthly number is accurate from the start.

A Walkable Green Line Town

Brookline runs on rapid transit rather than commuter rail. The Green Line’s C branch rolls down Beacon Street through Coolidge Corner and Washington Square, the D branch stops at Brookline Village and Brookline Hills, and the B branch serves the town’s northern edge. Add a dense bus network and real walkability, and many residents barely touch a car. Which line and stop you’re near can shape both your day and a home’s value, and we can factor that into your budget.

The Muddy River Corridor

Brookline is mostly urban and dry, but the Muddy River along the Riverway has a real flood history, including major flooding in 1996 and 1998 that led to a long restoration project. The rest of town sits well clear, but a property near the river corridor deserves a careful look. We pull the current FEMA determination on your specific address before you offer, so any flood-insurance cost is known up front. The map below shows the corridor.

Brookline Mortgage Questions, Answered

Why Does Almost Every Brookline House Need a Jumbo?

Because the single-family median runs well above the $962,550 county conforming limit. Once your loan clears that line, it's a jumbo by definition. We shop the jumbo lenders so you're not taking the first quote.

What Can Go Wrong Financing a Condo Here?

The building itself has to pass lender review: warrantability, owner-occupancy share, and the association's finances. We check that early and match you to a lender comfortable with the building, so it doesn't surprise you late.

How Much Does the Residential Exemption Save Me?

For an owner-occupant, it removes more than three hundred fifty thousand dollars of assessed value before the tax is calculated, which meaningfully lowers the annual bill. We build it into your payment estimate.

How Fast Can You Close on a Brookline Home?

A jumbo purchase usually closes in about four weeks once you're under agreement, a bit longer than a conventional loan because of the added documentation. A condo can need extra time for the building review, and we start that early. We keep it organized.
