Jumbo Line by Units

A jumbo loan is larger than the conforming limit for its county and unit count, and comes with stricter rules and a bigger down payment. Essex County’s 2026 limits rise with the units.

One unit$962,550
Two units$1,232,250
Three units$1,489,500
Four units$1,851,100

The Danvers median is well under the one-unit line.

What Affects a Danvers Loan

The condo

Two Approved Projects

Danvers has 1,722 condominium parcels and exactly two projects holding current FHA project approval. Most of the larger associations let theirs lapse.

What that does to a 3.5 percent down payment

It doesn’t close the door. FHA has a separate single-unit approval route for a building whose whole project isn’t approved, and a conventional loan with a low down payment often works. It does mean the building has to be checked before you’re under agreement.

The commute

No Station Here

Danvers has no commuter rail stop. The Boston commute starts with a four-mile drive to Beverly Depot, about 41 minutes to North Station, or 4.35 miles to Salem, the faster ride at 35 to 40.

Why a commute reaches your loan

A second car is a monthly payment, and monthly payments set what you can borrow. Three MBTA bus routes serve Danvers and all three end at Lynn or Salem, so most Boston commutes here start in a car.

The rate

Rate Went Down

Danvers cut its residential rate from $10.99 to $10.65 per $1,000 for fiscal 2026.

Why your escrow may not follow

A tax rate and a tax bill are different numbers. Values moved too, so a lower rate doesn’t mean a smaller escrow line. We run the bill on the house you’re looking at.

Danvers Flood Zones

205

flood insurance policies are in force across Danvers, and the town’s own plan counts five repetitive-loss structures, all of them homes. Most of the town is Zone X, minimal hazard.

Exposure here is street by street rather than neighbourhood by neighbourhood. 40 Water Street is Zone AE and inside the regulatory floodway, while 10 Water Street, a few hundred yards up the same street, is Zone X. Pan the map to your street, or send us the address.

Water and sewer

Town Water, Town Sewer

Danvers runs its own water and sewer, and sells water to Middleton too. Supply comes mostly from Middleton Pond. About 8,300 properties are on town sewer against roughly 8,380 on town water, so a typical purchase skips the well test and the septic inspection.

USDA

Eligible Next Door

No Danvers address qualifies for USDA's zero-down rural loan. Wenham, Middleton and Topsfield all border the town and are mostly eligible, with the line a tenth of a mile away in places. Eligibility is decided per address.

Taxes

Never an Override

State records show no Proposition 2 1/2 override, underride or debt exclusion for Danvers. Voters turned down the Community Preservation Act on May 2, 2023, 1,517 to 1,323, so there's no CPA surcharge on the bill.

Danvers Mortgage Questions

Can I use an FHA loan on a Danvers condo?

Sometimes. Only two projects in town hold current FHA project approval, so for most buildings the route is FHA's single-unit approval or a conventional loan with a low down payment.

Is my street in a flood zone?

Probably not, and it's worth checking. Of 44 Danvers addresses we ran against FEMA's map, ten came back in a high-risk zone and thirty-four didn't, including several that look riverfront.

How do buyers here get to Boston?

By car to Beverly Depot or Salem, then the train. Beverly Depot is four miles away and about 41 minutes to North Station. Salem is 4.35 miles and the faster ride at 35 to 40 minutes.
