Mortgage Broker in Roxbury, MA

Roxbury holds more income-restricted homes than any other Boston neighborhood. When a deed caps what the house can be sold for, that one clause decides which lenders can lend on it. We shop your mortgage across many lenders and match it to the home you’re buying.

Roxbury Mortgages in 2026

Never a Jumbo

A jumbo loan is larger than the conforming limit for its county and unit count, and comes with stricter rules. Suffolk County’s 2026 limits rise with the units.

One unit$962,550
Two units$1,232,250
Three units$1,489,500
Four units$1,851,100

The highest price the City allows on a restricted home is $541,310, for a two-family. A restricted purchase never reaches the jumbo line.

Two Percent, Not Three

The City’s down payment help is 3 percent of the price on an open-market home and 2 percent on a deed-restricted one, for buyers under 135 percent of area median income.

Restricted two-bedroom, $294,900$5,898
Restricted two-family, $455,000$9,100

What Affects a Roxbury Loan

The deed

Resale Price Capped

A City-assisted home carries a rider that caps what you can sell it for. The restriction runs 30 years, and the City can add 20 more.

What that means when you sell

You sell at the price the City’s certificate sets rather than at what the market offers, and your buyer has to income-qualify too. An inclusionary unit is usually restricted longer, typically 50 years. Send us the rider with the listing and we’ll read it with you.

The lender

Not Every Lender

Fannie Mae’s rules cover a one- or two-unit home under a resale restriction. Freddie Mac’s cover one unit. Same house, two different answers.

Why this is a broker's problem to solve

A bank has one rulebook, so a restricted two-family is either in it or it isn’t. We place the file with the investor whose rules fit the deed. A community land trust ground lease is stricter again. The program usually has to be approved before any lender can touch it, and you want that answer before you pay for an application.

The district

Highland Park Review

About 1,108 parcels are inside the Highland Park conservation district. Demolition and changes in size trigger review. Appearance doesn’t, and there’s no paint, window or siding standard.

When it touches a renovation loan

The commission meets the fourth Thursday of the month, a complete application is due 15 days before, and it has 30 days to act. A renovation loan fixes its scope at closing, so an addition over 300 square feet, an added story, a roof-pitch change or taking off a porch clears that calendar first. Repairs in kind don’t need a hearing.

Roxbury Flood Zones

0

privately owned homes in Roxbury touch a FEMA high-risk flood zone. The neighborhood has one high-risk polygon, 12 acres of it, and it falls inside Franklin Park.

What the map does show is the lighter 0.2 percent band, which 126 parcels touch, 63 of them homes. Flood insurance isn’t federally required there. Pan the map to your street, or send us the address.

USDA's zero-down loan is for rural addresses and nothing in Boston is one. The low-down-payment route here is the City's help or a 3 percent conventional loan.

Exemption Not Inherited

Boston's residential exemption cuts an owner-occupier's bill by $4,353.74, and it doesn't come with the house. You apply yourself, and until it's granted your escrow is set on the full bill.

Roxbury Mortgage Questions

Can I get a mortgage on an income-restricted home?

Yes, and the deed decides who will write it. Fannie Mae's rules reach a one- or two-unit home with a resale restriction. Freddie Mac's reach one unit, and a community land trust ground lease usually needs the program approved first. We check which one applies before you spend anything on an application.

How is a restricted home priced?

The City publishes a maximum price by bedroom count and income tier, and the seller's certificate sets the exact number for that sale. A restricted two-bedroom at 80 percent of area median income caps at $294,900 as of July 1, 2026. The appraisal is done subject to the restriction, so the loan is sized on the restricted price.

Does the Highland Park district stop me renovating?

No. Repairs in kind are exempt and there's no standard for paint, windows or siding. What needs a hearing is demolition or a change in size, and if your plan is one of those we build the commission's calendar into the loan timeline.
