Mortgage Calculators
Mortgage math is not the same as generic national mortgage math when you buy in Massachusetts, New Hampshire, or Maine. Property tax rates vary wildly by town. State first-time-buyer programs (MassHousing’s ONE Mortgage in MA, NHHFA Home Preferred in NH, MaineHousing First Home Loan in ME) have specific dollar implications. The Massachusetts Homestead Act, NH Homestead Right, and Maine Homestead Exemption each work differently. Gold Coast Mortgage builds these tools with the local data baked in.
Below: free calculators built specifically for Massachusetts, New Hampshire, and Maine homebuyers. Run your scenario, then talk to Gold Coast for a precise pre-qualification number.

Why state-specific calculators?
- Property tax variance. Town-by-town swings of 2x to 3x within each state. In MA, Cambridge is about $5.86 per $1,000 of assessed value; Lynn is closer to $11.93. NH has wide town variance plus the statewide Education Property Tax. ME has the homestead exemption changing the effective rate by town. A generic national calculator can’t model this.
- State first-time-buyer programs. MA has MassHousing’s MyMassMortgage, ONE Mortgage, and MassHousing Mortgage with MI Plus. NH has NHHFA Home Preferred, Home Preferred Plus, and Home Flex Plus. ME has MaineHousing First Home Loan with down-payment assistance. Each has eligibility rules and dollar impacts a generic calculator misses.
- Homestead protection. Massachusetts automatically homesteads $125,000 of equity (up to $500,000 with declaration). New Hampshire homesteads $120,000 per individual ($240,000 per couple). Maine homesteads $80,000 per individual.
- Transfer tax and closing costs. MA Deed Excise Tax is $4.56 per $1,000 of sale price. NH has a 1.5% Transfer Tax split between buyer and seller. ME has $2.20 per $500 split. All affect closing-day cash needed.
