The New Hampshire Banking Department granted us a Mortgage Broker license in 2001.
Our Mortgage Broker license permitted us to do what we do best: arrange the best financing on the planet.
How can we proclaim to be the best Mortgage Broker?
We let our clients make that assertion, and then we strive to make and keep it true. Every. Single. Day.
That pursuit of perfection is difficult lifting.
To do so, we continuously:
- Stay independent, beholden to no corporate greed, share prices, or quotas.
- Maintain a hunger and curiosity and not succumb to complacency, bureaucracy, and desk hours.
We get things wrong, we make mistakes, and we are dealt scorching hard lessons – but we also listen and learn. That’s the pursuit we’re engaged in; It’s our Edge.
It’s our (not so) Secret Sauce and Competitive Advantage rolled into one.
It’s us being AHEAD of AI with street-level observations from day-to-day negotiations and conversations and not waiting for AI to gather updates to (try) do our job.
If we didn’t make mistakes, errors, or we functioned obtusely, then we wouldn’t be pushing hard enough to be learning on behalf of our future clients. We dance with a fluid mortgage market and a real estate sales industry that Private Equity and Corporate Profitability have gotten the upper hand in larger sales companies. Our Hint on selecting a real estate agent: find a boutique company and stick with them.
As a New Hampshire Mortgage Broker…
Last year, we wrote more mortgage applications in New Hampshire than we did in the state where our brand originally launched. Why?
New Hampshire is a better state. How?
New Hampshire has fewer taxes
There’s no millionaire’s tax. There’s no state income tax. No sales tax. NH State Government honors and respects the US Constitution, especially as it relates to the 2nd Amendment and many other constitutional laws that Massachusetts doesn’t.
New Hampshire also operates without an Estate Tax and has no Inheritance Tax.
Homes in New Hampshire are generally priced favorably (more land and privacy per home) over homes in Massachusetts.
Zoning in New Hampshire is liberal and allows flexibility and freedom to create and expand. New Hampshire doesn’t mandate that you install electric vehicle chargers in your home, even if you will never own an electric car.
New Hampshire is free of many absurdities found in other abutting states.
These freedoms, of course, have laws and boundaries, but not over-the-top conformity. If you’ll allow me the metaphoric comparison using parenting styles: Authoritative Parenting would be NH, where the child knows the logical rules and operates with their understanding of them. The contrary is the Authoritarian Parenting Style which has been adopted by the Commonwealth of Massachusetts without input, explanation, or accountability to it’s children (the voters).
Buying a home in New Hampshire is a different process from other states.
The mortgage application and process are different too. See below a quick reference chart showing examples of the stark differences between buying a home in New Hampshire compared to transacting in Massachusetts. Included are some seemingly innocuous differences that may become insidious over time.
Items highlighted in ‘Red’ represent an additional cost or risk. Items highlighted in ‘Green’ demonstrate a saving or reduced risk.

While a buyer’s attorney representation may be optional in New Hampshire, we would never, ever recommend that you buy a house in New Hampshire without an attorney on your team. Lawyer up! The cost for expert representation is usually hundreds of dollars, seldom over one thousand.
If you’re looking to break out of a potential life-long rental trap, know it won’t be easy – but no company in existence has more experience in bridging the frightful vine swing from Tenancy to Home Ownership than GoldCoast does. We share that intelligence freely without any obligation to engage our services. We are all rowing in the same direction.

We hope to hear from you.
