Renting at Lodge at Ames Pond? The Board Says Zero

UDR timestamps its own price board. On the morning of September 14, 2026, at 8:35 Eastern, the Lodge at Ames Pond availability page said this in the spot where the number of apartments goes. Zero.

Not zero on one floor plan. Zero on all seven of them. Plan A, Plan Ba, Plan C, Plan D, Plan E, Plan F and Plan Ga, one bedroom through three bedroom, every single one returning the same line. There are no available apartments matching your search criteria. The page goes on quoting prices anyway. One bedrooms start at $2,388, two bedrooms at $2,908, three bedrooms at $3,792. Two move-in offers are running underneath, $750 off a first month and a full month off, both wanting a ten month lease on an apartment that does not exist to lease.

A renter in a lodge-style leasing lobby looks at a key board with seven empty hooks labeled 7 floor plans, 0 available, beside a chalkboard still quoting two bedrooms from $2,908, while a signpost outside points to Woburn, Peabody and Danvers.

This Is What Your Renewal Looks Like From the Other Side

A renter’s ordinary move, when a renewal letter arrives with a bigger number on it, is to go look at what else is out there. Start with the same building, because moving down the hall is cheap. Then the same company, because the application is already on file.

At this address, on this day, neither of those exists. There is no other apartment in the building to move into, and UDR’s own website answers a Tewksbury search by offering you Inwood West in Woburn, 14 North in Peabody, and Bradlee Danvers in Danvers. Three properties, three other towns, none of them in Tewksbury.

Read that as the landlord reads it. A resident with nowhere to go inside the building and nowhere to go inside the brand is not a resident who can walk. That is the entire balance of a renewal negotiation, and the company publishes it on its own site rather than leaving us to guess at it.

What to do with that. Do not open a renewal conversation from inside a building with no vacancies. Find out what is genuinely available to you elsewhere in Tewksbury, and price a purchase in the same week, so the renewal number has something real to sit next to.

Before You Assume Rents Are Just Up Everywhere

The comforting explanation for an empty board is that the whole region is full and expensive, so there is no point looking. UDR’s own referral list argues against it.

Inwood West in Woburn starts its two bedrooms at $2,537. Lodge at Ames Pond starts its two bedrooms at $2,908. That is $371 a month less for the same apartment type, $4,452 over a year, at another property owned by the same company. Its one bedrooms start at $2,359 against $2,388 here. Bradlee Danvers starts three bedrooms at $3,264 against $3,792, and 14 North in Peabody starts one bedrooms at $2,355.

So the scarcity is specific to this property, not to the market. That matters because it changes what “shop around” means for you. Around, from 1 Ames Hill Drive, currently means a different town, a different commute and a different school district. Renters at Inwood West, one of the three buildings UDR points you toward, are running the same arithmetic from the other end of it.

What to do with that. If you are willing to change towns to save $371 a month, you are already willing to change towns. Ask what a purchase payment reaches in each of the towns on your list before you sign another lease in one of them.

The File You Rebuild Every Year

Lodge at Ames Pond also runs income-restricted apartments under Massachusetts Chapter 40B, at 80 percent of area median income. What is worth reading on that page is not the rent. It is the maintenance.

UDR’s own qualification section requires a Tenant Income Certification Form at initial certification and again at annual recertification, supported each time by eight recent paystubs if you are paid weekly, or four if biweekly, from every job. Five months of statements from all bank accounts, current and complete, every page, separated by month. The most recent statements for any CDs and retirement accounts. The most current tax year with all W-2s and 1099s, or a letter from the IRS saying you did not file. Social Security benefit forms, pension statements, a court agreement for child support, two years of returns with Schedule C if you work for yourself.

That is an underwriting file. The difference is that you assemble it every year, for as long as you live there, to go on living somewhere you already live.

Three scenes of the same renter building the same tall stack of income paperwork at a kitchen table through winter, spring and autumn for annual recertification, followed by a fourth scene of her signing a mortgage once with the folder closed and house keys on the table.

What to do with that. If you are in one of those homes, you already own the hardest part of a mortgage application. Next time you build the recertification packet, make a second copy. A broker can tell you what that exact stack of documents supports as a purchase, usually in a single conversation.

What the Same Paperwork Buys in Tewksbury

Tewksbury’s residential tax rate for fiscal 2026 is $12.56 per $1,000 of assessed value, published by the town itself. It went down. The fiscal 2025 rate was $13.22, so the rate fell 66 cents after a revaluation year.

The price is harder to pin, and we would rather say so than pretend. Two current sources disagree by about $80,000. Redfin put Tewksbury’s median sale price at roughly $705,000 as of May 2026, up 11.1 percent over the year. Movoto put the median for homes sold in August 2026 at $624,949. Both are real, both are recent, and averaging them would produce a number nobody published.

So take the higher one, which is the unkind one for this argument. At $705,000 the Tewksbury tax bill is about $8,855 a year, roughly $738 a month. Then set that beside the rent this building quotes. A two bedroom at $2,908 is $34,896 a year. A three bedroom at $3,792 is $45,504 a year, going out with nothing recorded in your name when the lease ends.

What to do with that. Bring three numbers to a conversation. What you pay now, what you have saved, and what you owe monthly. Ask what payment that supports in Tewksbury with taxes and insurance counted in. The rent versus buy question gets much smaller once real figures replace the guessing.

A Mortgage Asks Once

Here is the structural difference, and it is the reason this page exists. A lease is a price quoted for a slot on somebody’s occupancy calendar, and they requote it every time the slot comes up. A restricted lease adds a yearly audit of your finances on top. A fixed rate mortgage does the opposite. The principal and interest are set on the day you close and they stay set, and nobody asks for your bank statements again.

Down payments are the other thing renters get wrong in the same direction. FHA financing allows 3.5 percent down at a 580 credit score. Massachusetts programs reach further for buyers who qualify, including the MassHousing options and the ONE Mortgage program, which pairs a small down payment with no private mortgage insurance. Several of those programs carry household income limits, which is a reason to price a purchase at today’s income rather than next year’s.

What to do with that. Ask for a free pre-qualification while the recertification packet is still on your kitchen table. It costs nothing and commits you to nothing, and it turns a guess into a number. We work with Tewksbury buyers regularly and can tell you quickly whether this is a this-year conversation or a next-year one.

Where We Come In

GoldCoast Mortgage Service is an independent mortgage broker in Beverly, out Route 128 and up I-93 from Tewksbury. John Donlon, who owns the company, has spent more than 25 years financing homes for families across the North Shore and the Merrimack Valley, and plenty of them started in a lease that looked a lot like yours. A bank offers you the loans that bank happens to sell. A broker prices your file across many lenders and shows you what comes back.

We will pre-qualify you at no cost and with nothing attached. You might find a house in Tewksbury is closer than you assumed. You might find another year here is the smarter move, with the renewal negotiated properly. If renting still wins for your household, we will tell you so, and the towns we cover are on our service areas page.

Recommended Realtors for First-Time Buyers

We work regularly with two local agents who are good with first-time buyers and who won’t rush you:

  • Arthur Martiroso, DNA Realty Group, 617-921-5015
  • Joshua Riopelle, Simes City Realty, North Andover, 978-590-2741

You’re welcome to work with any agent you like. We mention them because renters often ask us who to call once the financing side makes sense.

Questions From Renters at Lodge at Ames Pond

Why does Lodge at Ames Pond show no apartments available?

On September 14, 2026, UDR’s own pricing page for the property showed zero available apartments across all seven floor plans, timestamped 8:35 AM Eastern, while still publishing starting rents of $2,388 for a one bedroom, $2,908 for a two bedroom and $3,792 for a three bedroom. Availability at a single property moves week to week, so check the date on any board you are reading, including this one.

What are rents at Lodge at Ames Pond in Tewksbury?

UDR publishes starting rents of $2,388 for one bedrooms, $2,908 for two bedrooms and $3,792 for three bedrooms as of September 14, 2026. Listing aggregators carried five different starting figures for this property on the same day, none of which we could verify at the source, so the numbers above are the landlord’s own.

Where else does UDR have apartments near Tewksbury?

The property’s own page lists three, and all three are in other towns. Inwood West in Woburn, from $2,359 for a one bedroom and $2,537 for a two bedroom. 14 North in Peabody, from $2,355, $2,766 and $3,464. Bradlee Danvers in Danvers, from $2,389, $2,824 and $3,264. Note that two of those start their larger apartments below this building’s prices.

What paperwork does the income-restricted program require?

Under the Chapter 40B 80 percent program at this property, UDR requires a Tenant Income Certification Form at initial certification and again at annual recertification, with eight paystubs if you are paid weekly or four if biweekly, five months of complete statements from all bank accounts, retirement and CD statements, the most recent tax year with W-2s and 1099s, and further documents depending on your sources of income. You rebuild it every year you live there.

What does a house cost in Tewksbury?

Two current sources disagree. Redfin reported a median sale price of about $705,000 as of May 2026, up 11.1 percent year over year, and Movoto reported $624,949 for homes sold in August 2026. Tewksbury’s fiscal 2026 residential tax rate is $12.56 per $1,000, down from $13.22, which is about $8,855 a year at the higher of those two prices.

How much do I need for a down payment in Massachusetts?

Less than most renters assume. FHA financing allows 3.5 percent down with a 580 credit score, and Massachusetts programs go further for eligible buyers, including MassHousing options and the ONE Mortgage program, which pairs a low down payment with no private mortgage insurance. A free pre-qualification will tell you which of them are open to you at your current income.
