Two apartments at Five Cabot Road, both listed as available on the same morning, September 15, 2026.
Home 445 is a one bedroom, one bath, 898 square feet, $4,180 a month. Home 164 is a two bedroom, two bath, 1,200 square feet, $3,886 a month. The bigger apartment, with the extra bedroom and the extra bathroom and 302 more square feet, is $294 a month cheaper. Over a twelve month lease that is $3,528 in the wrong direction.

That is not a typo on their board and it is not a mistake. It is how the whole board is built.
The Price Ladder and the Size Ladder Are Different Ladders
Modera Medford listed 22 available homes that day, each with its unit number, its square footage and what the site calls a Total Monthly Lease Price. Sort them by price per square foot and something clean falls out.
The eleven one bedrooms run from $3.55 to $4.65 per square foot. The nine two bedrooms run from $3.10 to $3.31. The two three bedrooms run $3.22 and $3.28. Those ranges never touch. The cheapest square foot in any one bedroom in that building is still dearer than the most expensive square foot in any two or three bedroom in the same building, on the same day, under the same roof.
It shows up in whole dollars too. Home 360 is a two bedroom, two bath of 1,009 square feet at $3,336. Three one bedrooms are listed above it: home 354 at $3,441, home 452 at $3,490 and home 445 at $4,180. And the largest home on the board, a 1,517 square foot three bedroom at $4,887, prices out at $3.22 per square foot, which is below every single one bedroom listed.
The explanation is not mysterious. Demand for one bedrooms is deeper than demand for three bedrooms, and the board is set to the demand rather than to the floor plan. A renter living alone is the most common household in a building like this one, which makes that renter the least price-sensitive line on the rent roll. Prices for the same plan vary too, with plan B2 listed at $3,566 and $3,621 and plan B3 at $3,626 and $3,646, which is the pattern we wrote about at Avalon North Andover.
What to do with that. Before you renew, price your own apartment per square foot and then price every larger home on the board the same way. If the arithmetic says the two bedroom is the better buy, the leasing office is not going to volunteer it.
A Mortgage Is Priced on the House, Not on How Popular You Are
Here is the structural difference, and it is the reason this page exists. Principal and interest are worked out from the price of the property and the size of the loan. A smaller condominium costs less to finance than a bigger one, every time, without exception, because the loan is smaller. There is no line in a mortgage that charges you extra for being a household of one, and there is no version of the arithmetic where 898 square feet costs more per month than 1,200.
The other half of that is time. The board above is one morning’s capture, and the site’s own footnote says pricing and availability change. Yours changes at every renewal, and it changes in whichever direction the demand for your household size went that year. A fixed rate mortgage sets the principal and interest on the day you close and leaves them there.
What to do with that. Take the rent you actually pay, not the starting rent advertised for your plan, and ask what monthly payment that figure supports in Medford once taxes and insurance are counted. The rent versus buy question gets much smaller once real numbers replace the guessing.
Medford Taxes Are Low Because the City Shifts Them
Of the 22 Massachusetts towns whose certified fiscal 2026 tax rates we keep on file for our closing cost calculators, Medford has the lowest residential rate. It is $8.63 per $1,000 of assessed value.
That figure is not an accident of a small budget. Medford splits its rate and shifts the levy onto commercial property to the maximum the state allows, which puts the commercial, industrial and personal rate at $16.68 and holds the residential side down. The city’s own reporting on the fiscal 2026 classification put the average single-family assessed value at $804,888 and the average single-family tax bill at $7,427, up about $344 on the year. Under a single flat rate, that same average bill would have been $8,202.

So a Medford owner carries roughly $619 a month in property tax on an average single-family house, and about $502 a month at the $698,500 median condominium price the city recorded in June 2026. Compare that with what the board at Five Cabot Road asks. The cheapest two bedroom there is $40,032 a year. The three bedroom is $58,644 a year.
What to do with that. When you compare rent against a purchase, put the tax number in the purchase column rather than treating it as a surprise. In Medford it is smaller than most renters guess, and it is the one large monthly cost of ownership that a renter is already paying without seeing it.
What Medford Houses and Condos Actually Cost
Medford’s median sale price across all home types was $869,565 in July 2026, down 3.9 percent over the year. The condominium median was $698,500 in June 2026, up 7 percent and the highest on record for Medford condos. Those two numbers are moving in opposite directions, which is worth knowing before you decide which one describes you.
A one bedroom renter at $4,180 a month is spending $50,160 a year. A two bedroom renter at $3,336 is spending $40,032. Neither of those is recorded in anybody’s name at the end of the lease.
We are not going to pretend a condominium at the Medford median is within reach of every renter in that building. For some of them it is closer than they think, and the only way to find out is to put the actual figures in front of somebody who prices loans for a living.
What to do with that. Bring three numbers to a conversation. What you pay in rent now, what you have saved, and what you owe each month. That is enough to get a real answer in one sitting. We work with Medford buyers regularly and can tell you quickly if this is a this-year conversation or a next-year one.
The Down Payment Is the Other Thing Renters Get Wrong
Most renters carry a number in their head that is roughly double what is required. FHA financing allows 3.5 percent down at a 580 credit score. Massachusetts programs reach further for buyers who qualify, including the MassHousing options and the ONE Mortgage program, which pairs a small down payment with no private mortgage insurance. Several of those programs carry household income limits, which is a reason to price a purchase at today’s income rather than next year’s.
There is also a smaller thing worth noticing on the leasing side. The floor plan page carries a footnote saying the final deposit amount is based on screening approval, so an applicant finds out what the deposit is after being screened. A mortgage works the other way around, with the costs disclosed to you in writing before you commit to anything.
What to do with that. Ask for a free pre-qualification before you sign a renewal rather than after. It costs nothing, commits you to nothing, and it turns the renewal into a choice instead of a default.
Where We Come In
GoldCoast Mortgage Service is an independent mortgage broker in Beverly, up Route 1 and around 128 from Medford. John Donlon, who owns the company, has spent more than 25 years financing homes for families across the North Shore and Greater Boston, and plenty of them started in a lease that looked a lot like yours. A bank offers you the loans that bank happens to sell. A broker prices your file across many lenders and shows you what comes back.
We will pre-qualify you at no cost and with nothing attached. You might find a condominium in Medford is closer than you assumed. You might find another year at Five Cabot Road is the smarter move, with the renewal negotiated properly and a larger apartment on the table. If renting still wins for your household, we will tell you so, and the towns we cover are on our service areas page.
Recommended Realtors for First-Time Buyers
We work regularly with two local agents who are good with first-time buyers and who won’t rush you:
- Arthur Martiroso, DNA Realty Group, 617-921-5015
- Joshua Riopelle, Simes City Realty, North Andover, 978-590-2741
You’re welcome to work with any agent you like. We mention them because renters often ask us who to call once the financing side makes sense.
Same landlord, different lesson: at Modera Revere Beach the board prices the view by the floor, $25 a month a level, and the two-months-free banner is a year one price rather than a rent.
Questions From Renters at Modera Medford
What are rents at Modera Medford?
On September 15, 2026, the property’s own floor plan page listed 22 available homes. One bedrooms ran from $3,051 to $4,180 a month, two bedrooms from $3,336 to $3,886, and two three bedrooms at $4,833 and $4,887. Those are the landlord’s own published figures for specific numbered homes rather than starting rents from a listing site, and the page notes that pricing and availability change.
Why does a one bedroom at Modera Medford cost more than a two bedroom?
Because the board prices demand rather than square footage. On that day, three one bedrooms were listed above the cheapest two bedroom, and home 445, a 898 square foot one bedroom at $4,180, was $294 a month more than home 164, a 1,200 square foot two bedroom at $3,886. Every one bedroom listed ran between $3.55 and $4.65 per square foot while every two and three bedroom ran between $3.10 and $3.31.
What is the property tax rate in Medford, MA?
Medford’s fiscal 2026 residential rate is $8.63 per $1,000 of assessed value, the lowest of the 22 Massachusetts towns we track for our closing cost calculators. The city shifts the levy onto commercial property to the maximum allowed, which sets the commercial rate at $16.68. The average single-family assessed value is $804,888 and the average single-family bill is about $7,427 a year.
What does a house or condo cost in Medford?
Medford’s median sale price across all home types was $869,565 in July 2026, down 3.9 percent year over year. The median condominium price was $698,500 in June 2026, up 7 percent and the highest on record for Medford condos. At the condominium median, Medford property tax runs about $6,028 a year, roughly $502 a month.
Is it cheaper to buy than to rent in Medford?
It depends on your rent, your savings and your monthly obligations, and anybody who answers that without those three numbers is guessing. What can be said plainly is that a two bedroom at Five Cabot Road is $40,032 a year and a three bedroom is $58,644 a year, none of which is recorded in your name when the lease ends. A free pre-qualification puts a real figure against those.
How much do I need for a down payment in Massachusetts?
Less than most renters assume. FHA financing allows 3.5 percent down with a 580 credit score, and Massachusetts programs go further for eligible buyers, including MassHousing options and the ONE Mortgage program, which pairs a low down payment with no private mortgage insurance. A free pre-qualification will tell you which of them are open to you at your current income.
